properties along Dunlap Creek that include two churches, a post office,

a  Historic Duck River Market, a vegetable stand, a dozen or more homes

and the old location of the Shady Grove Volunteer Fire Department.

We are selling the old Shady Grove Fire Department properties. (2 parcels)

 

The Shady Grove Volunteer Fire Department has discontinued its service.

The equipment has been reallocated or donated to other area fire departments

and now the remaining real estate is being sold via Public Auction / Online.

There are TWO separate parcels: Map 138  -  Parcels 029.00 & 029.01

They both are being sold as one, there will NOT be an opportunity to bid on

2106 Hoovers Road -Duck River, TN 38454 - Consists of Lot #1, 0.304 acre, and a

2,765 square foot "pole barn", metal service building.  The building was built in 1970.

2100 Hoovers Road - Duck River, TN 38454 - Consists of Lot #2, 0.635 acre, and a

828 square foot building.  The water meter is located in front of the blue building.

There also exists a septic system, that served the mobile home that once utilized this lot.

There is a 10% Buyer's Premium added to the bid amount to determine

the final purchase price.

There is NO RESERVE AMOUNT established for this auction, but

the auction does require approval by the Tennessee Attorney General's Office.

It should be noted that 100% of the net proceeds from this auction

of the real estate will be disbursed to the six churches located within

the area.  This manner of funds disbursement was chosen decades ago

when the volunteer fire department was originally organized.

 

PROCEDURE: There are TWO separate parcels, but they both will be offered and sold together - as one.

DOWN PAYMENT: A 10% down payment of the total contract purchase price will be due immediately after being declared the buyer. The down payment may be paid in the form of personal check, business check, or cashier's check. The balance of the contract purchase price is due in cash at closing within 45 days.

YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING.

ACCEPTANCE OF BID PRICES: The successful bidder will sign a purchase agreement immediately following the close of online bidding.  The auction must be approved by Tennessee Attorney General's office.

BUYER'S PREMIUM: A Ten percent (10%) Buyer's Premium will be added to the final bid price to arrive at the total contract purchase price paid by the Buyer.

CLOSING: Closing shall take place on or before 45 days after the contract has been fully executed, or as soon thereafter as applicable closing documents are completed.   Due to the timing around the holidays and end-of-year, time must be allowed for the State Attorney General to approve the auction.

POSSESSION: Possession will be given at closing - Date of Deed.

TITLE: Seller shall execute a proper deed (Limited Warranty Deed) conveying the real estate to the buyer(s).  Property will be conveyed with good, clear title.  Buyer has the option to purchase TITLE INSURANCE.

REAL ESTATE TAXES AND ASSESSMENTS: The current year taxes on said Property shall be prorated to the date of closing.  There are no liens on this property and all taxes are paid current.

EASEMENTS: Sale of said property is subject to any and all easements of record. 

SURVEY:  The survey is dated December 2nd, 1994 - Boyd B. Gibbs, Surveyor.  Properties will convey with existing deed and legal descriptions.
