85 acre Farm on Wades Branch
Old Farm with Creek & Springs
2,250' of Creek Frontage (Wades Branch)
3 BR House / Barn Workshop / Equipment Barn
813 Wades Branch Road - Centerville, TN (Hickman Co.)
This farm is located 2.3 miles off Hwy 100 in Hickman County.
The property boasts 1,876' of road frontage!
I drove onto the property earlier this year and again today (May 10th). Entering the property, you are greeted by the creek, Wades Branch crosses the drive, providing a cool and refreshing "Welcome" to this beautiful country. I noticed a couple large springs to the side of the drive as I approached the house. There are several springs located on this farm. Both crops and livestock alike will appreciate this abundance of water.
Speaking of "Abundance of Water"... the single greatest request of real estate land buyers - Land with Water! This is one of those properties that rarely appear on the market. Actually, this farm has been in the Holley family for almost 45 years. The farm is being at auction by Court Order to Settle the Holley Estate. I have been selling real estate for 37 years - I can say from experience a property like this one rarely finds itself available to the market by means of open and fair bidding.
As I drove around the house, barn and equipment barn, I noticed just how level this property truly is. I viewed the topography map and verified that the majority of the land is level with a gentle roll. There is one hillside located at the southern boundary and a smaller hill located in the eastern corner of the property. Both of these higher elevations should provide some of the most beautiful views across the valley along Wades Branch.
Of the 85 acres, approximately 47 acres is rated as "rotation / cropland" with another 37 acres in "hardwoods / woodland". This leaves the one acre surrounding the house.
The house was built in 1986 and features 1,620 square feet of living, complete with 3 bedrooms and 2 baths. There is also a full basement (unfinished) that provides cool storage and a garage. Finish this space for additional living space or continue to use as it is today.
Located just beyond the house is the 2-story workshop / barn and located closer to the main field & pasture is the equipment barn.
The farm has looked better; a few years of neglect and the absence of regular mowing has allowed the fields to return to nature. With some "M&M" - Manicure and Maintenance, this old farm property will once again assume its role as one of the more scenic properties in this region.
