"Amazing Place... How Sweet the Sounds"

Escape to Nature – 79 Acres on Mill Creek

Now available via Online Auction / Same Family over 80 years!

Tucked away in the rolling hills of Hickman County, this remarkable 79-acre property has been in the same family since 1943 (over 80 years) and offers a rare opportunity to own a piece of Tennessee history. Cross the waters of Mill Creek and step into a natural wonderland where time seems to slow and nature takes center stage.  Amazing Place, How Sweet the Sounds...

The land features mature hardwood forests, meandering trails, and a gentle landscape ideal for hiking, hunting, or simply enjoying the outdoors. Mill Creek forms a serene and scenic border, with its clear waters flowing alongside stretches of peaceful woodland. A natural spring adds to the beauty and potential of the land.  You will pass the spring (& Spring Shelter) as you approach the old cabin along the drive. I stood there listening to the water and bathing myself in the cool air.  The sounds of just the spring flowing brought a Peace and Calmness.  Go and experience this for yourself.

The original family homeplace still stands, echoing stories of generations past and offering inspiration for restoration or a future cabin or home site. Still standing beside the family cabin is the log smokehouse or corn crib.  These old logs are begging for the new owner to give them purpose once again.  Stand and view in all directions from the cabin - just how many Walnut trees can you count?Walking around the homeplace lawn, you not only imagine the active farm life, gardens, animal pens, chickens, you can almost hear those Sounds of decades past.  There was many a time family & friends would cross the creek to gather for a day of cooking, eating, relaxing and enjoying the Blessings of this Amazing Place.

Located just minutes from Hwy 100, this property provides privacy without sacrificing accessibility. Whether you envision a weekend escape, private retreat, or long-term investment, this is a rare and special tract of land that must be experienced to be appreciated.  Wildlife is abundant—deer, turkey, and songbirds roam freely in this secluded habitat.

Access to the public road - Mill Creek - is by means of a 50' deeded easement across the adjoining parcel.  You will want to drive your 4x4 to visit and view.  Hiking boots, rubber boots, and creek shoes are encouraged as you pack for this adventure.  There is a lot to see on this 79 acre property.  Take your time; enjoy your visit.  I have no doubt you will agree with me as I have said, this is an "Amazing Place - How Sweet the Sounds!"

Property Taxes - $679

10% Buyer's Premium added to bid to determine final purchase amount

PROCEDURE: The property will be sold as a whole - 6594 Mill Creek Road, Lyles, TN - Map 045 Parcel 033.00 - 79-acre property on Mill Creek.  (Hickman County Assessor's Offce).

"Starts to Close at 6:00pm CST" - All online auctions have a posted date and time.  The time provided should not be considered a HARD CLOSE.  We do not employ a Hard Close; we use a Soft Close method of bidding countdown, for purposes of extended bidding.

Extended Bidding means the capability of the online auction platform to be programmed to extend the closing time of each lot automatically by a pre-determined time (by 2 minutes for instance) as long as there is still bidding activity until all bids have been placed. “Auto extend” has the same meaning as “extended bidding”.  This process is seen quite often during online personal property auctions; we also employ this same process during online real estate auctions.

Why does Hudgins Auctions use “Extended Bidding”… Fairness to all bidders! Essentially, it is a built-in function that adds a time extension after a bid has been placed within the final two minutes of the countdown timer.  This extended bidding feature is to ensure that the process is fair for all bidders. A similar process is used in live auctions, where bidding continues as long as participants choose to place additional bids.  In our live auctions, we often give fair warning, count down, etc. to allow all bidders opportunity to bid.  Should a bid be submitted during this “extended countdown”, the bidding always continues until a last and final bid is achieved.  The online bidding format has been designed to emulate the live auction – Fairness to all bidders!
