New Hwy 50 Land Auction - 83 acres offered in Tracts
This 83 acre property is located on new Hwy 50 in Centerville.
(very near the famous Grinders Switch Winery)
The new Hwy 50 cut through the original property leaving
a small, 1.67 acre parcel on the north side of the highway.
This small tract will be offered (Lot #3) and NOT recombined.
The remaining 81.65 acres has 1,815' of frontage on Hwy 50.
We are offering the 81.65 acres in TWO proposed TRACTS:
Lot #1 - 30 acres - This proposed tract has the existing drive.
Lot #2 - 50 acres - This proposed tract will have an ingress/egress
easement to use the drive, providing a more "user-friendly" access
to the majority of the 50 acres.
Lot #3 - 1.67 acres - Located on the north side of Hwy 50 with 971' of frontage.
Lot #4 - The combined Lot#1 & Lot#2.
Based on the new survey, this parcel total 81.65 acres.
We realize 30 acres and 50 acres do not total 81.65; we are
rounding off for the sake of ease. Should these two proposed
tracts sell individually, the final purchase amount will be
prorated against the exact acreage total based on new survey.
You will only pay for the exact acreage based on the survey.
This is this the most honest and fair method of selling land

As you should note on the depiction of the new proposed
tracts, the new division line will be the centerline of the
existing drive to the top of the hill. Then the new division
line will travel in a southeasterly direction to a center point

Lot #2 - 50 acres - This wooded tract of land will receive an
easement to utilize the existing road, located near the
western portion of the property, for purposes of access only.
This Lot #2 does have road frontage on Hwy 50 and should
be able to construct a new driveway. But until that time,
the owner shall have an easement to use the existing road
on Lot #1 for ingress and egress only.
This property has recently been "Select Cut".
