Located in the Ranchettes, a rare neighborhood

that blends adorable homes with Nature's Finest!

This serene retreat was built in 1997 as an "escape",

a retreat from life in the City. You feel the stress

leaving your body and soul as you meander the

winding roads through the forests, bluffs and

across the beautiful Talley Branch as you approach

the comfortable cottage nestled in the mature hardwoods.

The large covered rear deck porch has provided years of

observing wildlife, morning coffees, evening wine, friendly

conversations, family gatherings - quality time soaking in

the Solitude & Romantic Relaxation of the property.

You dream of such a Cottage in the Woods?

The reality is right here in Kingston Springs - awaiting you.

This remarkable property is selling for the McClendon Estate.

The late E.P. McClendon built this Cottage Escape.

Key features were included in the construction of this cottage

that any savvy buyer will notice and appreciate:

Natural Wood Interior Siding - Clean & Healthy & Durable

Every good home must begin with a SOLID FOUNDATION.

I was very impressed with the quality of construction of the

foundation for this home and I believe you will be also.

Wrap-around covered porch - large rear porch for additional

"living space" where a quality of life is obtained only by

breathing in the great outdoors.

The house features a total of 884 square feet of inside

living space.

Everyone has a "Dream Home" and everyone envisions

how they wish their next home to look.  This cottage

should be considered a blank slate ready for the next

Lucky Owner.

Close to Nashville? My ride says it is 14.1 miles to

Chick-Fil-A in Bellevue...15 minutes and you are in Nashville!

FINAL OPEN HOUSE Tuesday - March 12th - 12:00 pm

Selling in cooperation with Donna Rayburn - Weichert Realtors - Big Dog Group

There is a 10% Buyer's Premium added to the bid to determine the final purchase price.

PROCEDURE: The property will be sold per the tax record - 1068 Overlook Trail, Kingston Springs, TN - Map 098 Parcel 109.00 - "Cottage" residence on 2.68 acres per Cheatham County Property Assessor's Office.  The property is selling via - Online Bidding.  Bidders must register to participate in this auction.

"Starts to Close at 6:00pm CST" - All online auctions have a posted date and time.  The time provided should not be considered a HARD CLOSE.  We do not employ a Hard Close; we use a Soft Close method of bidding countdown, for purposes of extended bidding.

Extended Bidding means the capability of the online auction platform to be programmed to extend the closing time of each lot automatically by a pre-determined time (by 2 minutes for instance) as long as there is still bidding activity until all bids have been placed. “Auto extend” has the same meaning as “extended bidding”.  This process is seen quite often during online personal property auctions; we also employ this same process during online real estate auctions.

Why does Hudgins Auctions use “Extended Bidding”… Fairness to all bidders! Essentially, it is a built-in function that adds a time extension after a bid has been placed within the final two minutes of the countdown timer.  This extended bidding feature is to ensure that the process is fair for all bidders. A similar process is used in live auctions, where bidding continues as long as participants choose to place additional bids.  In our live auctions, we often give fair warning, count down, etc. to allow all bidders opportunity to bid.  Should a bid be submitted during this “extended countdown”, the bidding always continues until a last and final bid is achieved.  The online bidding format has been designed to emulate the live auction – Fairness to all bidders!

SOLD & NO SALE:  This is NOT an Absolute Auction; this is a Reserve Auction.  The seller reserves the right to accept or reject the high bid.  Once the online bidding has ended, the system will show "No Sale" until the seller declares the property Sold.

DOWN PAYMENT: A 10% down payment of the total contract purchase price will be due immediately after being declared the buyer. The down payment may be paid in the form of personal check, business check, or cashier's check. The balance of the contract purchase price is due in cash at closing within 30 days.

YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING.  Bidders must have funds available to complete the transaction or be approved by the lender of their choice for financing.  There will be No Contingencies associated with this purchase.

ACCEPTANCE OF BID PRICES: The successful bidder will sign a purchase agreement immediately following the close of online bidding.

BUYER'S PREMIUM: A Ten percent (10%) Buyer's Premium will be added to the final bid price to arrive at the total contract purchase price paid by the Buyer.

CLOSING: Closing shall take place 30 days after the contract has been fully executed, or as soon thereafter as applicable closing documents are completed.

POSSESSION: Possession will be given at closing - Date of Deed.

TITLE: Seller shall execute a proper deed (General Warranty Deed) conveying the real estate to the buyer(s).  Property will be conveyed with good, clear title.  Buyer has the option to purchase TITLE INSURANCE.
