Peach Estate – Same Owner 50 Years!

7203 Old Franklin Road – Fairview, TN – Selling for the Johnny Peach Estate

A setting you might find in Country Living magazine.  Massive oak trees (150+ years old) along the boundary edge of this level and mostly fenced large scenic lot.  The property has 210’ of frontage on Old Franklin Road.  “Walk to School”…and this would a very short distance.  Standing in the driveway, you can see the playground of the Fairview Elementary School.  Across the highway is the high school and middle school.  Just a short distance west on Hwy 100 and you will find a large public swimming pool, soccer fields, walking trails – all part of the Williamson County Recreation Complex.  The home is only 3 miles to 840 at Hwy 100.  Great location.

The home was built in 1956, but enjoyed a renovation in the early 1970’s.  The hardwood floors are original to the house.  From the outside, the house has one of the better “curb appeal” looks you will find in this western Williamson County market.  Perfectly nestled among the huge and soaring oak trees, board fencing to the side and rear, the home warmly invites you to stop and relax.  I have to add at this point the brick on this home is beautiful.  I am a fan of painting most bricks these days, but this brick has the look and feel of well-worn, tumbled hand cut brick – maybe even repurposed from a centuries old building.  Origin unsure, but you will agree – the brick is definitely above average.

Inside the original portion of the home is a large family room, opening to a kitchen with a dining area to the side.  There are two bedrooms and one bath.  The garage was converted to a much larger family den and utility room many years ago.  The total square footage of living space is calculated at 1,639 square feet.  The home is definitely useable and comfortable in its current design and state.  But most home buyers in today’s HGTV-world dream of the next “remodel project”; this would be a perfect candidate for your remodel aspirations.  Dream On…enjoy this amazing property on Old Franklin Road.

Come view this adorable country cottage on Sunday, February 4th 1-3pm

Other Open House dates will be posted...Stay Tuned!

"Starts to Close at 6:00pm CST" - All online auctions have a posted date and time.  The time provided should not be considered a HARD CLOSE.  We do not employ a Hard Close; we use a Soft Close method of bidding countdown, for purposes of extended bidding.

Extended Bidding means the capability of the online auction platform to be programmed to extend the closing time of each lot automatically by a pre-determined time (by 2 minutes for instance) as long as there is still bidding activity until all bids have been placed. “Auto extend” has the same meaning as “extended bidding”.  This process is seen quite often during online personal property auctions; we also employ this same process during online real estate auctions.

Why does Hudgins Auctions use “Extended Bidding”… Fairness to all bidders! Essentially, it is a built-in function that adds a time extension after a bid has been placed within the final two minutes of the countdown timer.  This extended bidding feature is to ensure that the process is fair for all bidders. A similar process is used in live auctions, where bidding continues as long as participants choose to place additional bids.  In our live auctions, we often give fair warning, count down, etc. to allow all bidders opportunity to bid.  Should a bid be submitted during this “extended countdown”, the bidding always continues until a last and final bid is achieved.  The online bidding format has been designed to emulate the live auction – Fairness to all bidders!
