Auction Terms

PROCEDURE: The property will be offered in its entirety, selling the property as a whole.  If you are interested in purchasing this property BEFORE the online bidding is complete, please contact broker (David Hudgins) to discuss making an offer.  The bidding is scheduled to end on Thursday, August 3rd at 6pm.  We understand there may be a buyer that wishes to enjoy this property immediately and is ready to purchase at this time.

DOWN PAYMENT: A 10% down payment of the total contract purchase price will be due immediately after being declared the buyer. The down payment may be paid in the form of personal check, business check, or cashier’s check. The balance of the contract purchase price is due in cash at closing within 30 days.

YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING.

ACCEPTANCE OF BID PRICES: The successful bidder will sign a purchase agreement immediately following the close of online bidding.

BUYER’S PREMIUM: A Ten percent (10%) Buyer’s Premium will be added to the final bid price to arrive at the total contract purchase price paid by the Buyer.

CLOSING: Closing shall take place 30 days after the contract has been fully executed, or as soon thereafter as applicable closing documents are completed. 

POSSESSION: Possession will be given at closing – Date of Deed.

TITLE: Seller shall execute a proper deed (General Warranty Deed) conveying the real estate to the buyer(s).  Property will be conveyed with good, clear title.  Buyer has the option to purchase TITLE INSURANCE.

REAL ESTATE TAXES AND ASSESSMENTS: The current year taxes on said Property shall be prorated to the date of closing.

EASEMENTS: Sale of said property is subject to any and all easements of record. 

SURVEY: No new survey is required.  The property will be sold and transferred per the existing deed.

AGENCY: Hudgins Auctions & Realty and its representatives are Exclusive Agents of the Seller.

ZONING: Currently, the property is RESIDENTIAL. 

UTILITIES: Public Water  & Electricity are available.

LEAD-BASED PAINT HAZARDS: As required by law on homes built prior to 1978, we provide a minimum of ten days prior to auction date for any and all lead-based paint hazard inspections.  Buyer will accept house in its current condition. (For properties that have residential structures built prior to 1978.)

Directions

Take I-40 West to Hwy 13 exit – Go to Waverly on Hwy 13

Travel 12 miles from I-40 to Clydeton Road on the LEFT.

You will pass the hospital on the right and then Clydeton

Road will be second road on the left.

Take Clydeton Road down the hill, through town to

Hwy 70.  Cross Hwy 70 through the intersection and

note Hunts Outdoors Market on the right at the corner of

Hwy 70 & Clydeton Road.

 

From Hwy 70, you will travel 11 miles down Clydeton Road and turn LEFT onto Clydeton Road to Mason’s Dock and Campground.

Follow Clydeton Road to the END of the road, you will find two boat ramps on your left.  The subject house is straight ahead.

Follow signs to Mason’s Dock and Campground and continue past until you are in front of the house being sold.
