We are offering the 116 acres in 5 different tracts: 21 acres, 24 acres, 45 acres, 71 acres, or the entire 116 acres.  You are bidding on a tract as a whole, but your bid will be converted to a “per acre bid” based on the stated acreages.  Once the final survey is completed, you will ONLY be paying for the EXACT acreage of the parcel you desire.

Tract #1 Tract #1 is estimated to be 21 acres with approximately 400′ of frontage on Green Chapel Road.  This parcel is the first tract you encounter on the right as you travel down Green Chapel Road.  There is a well-established road bed that is on the adjoining property (not being sold) the provides an easy view of the northern boundary of this proposed tract. You may follow this roadbed in a westerly direction, providing excellent views of this tract.  Note the mostly level wooded sites.  This tract is approximately 1800′ deep.

This proposed tract is best accessed from Oscar Green Road by means of the existing road bed. (see photos of my truck entering the property) which is exactly 1.2 miles down Oscar Green Road from Shoals Branch Road.  Once on the property, you will note just how LEVEL these woods really are.  You can follow road beds thru the woods in several directions.  The main road thru the woods will take you to a parcel (open hay field) that is not part of this property.  The woods to the south of the hay field will carry you to Green Chapel Road where Tract #1 & 2 front.  There is an open field located in the north western portion of this 71 acre tract.

Auction Terms



PROCEDURE: The property will be offered in smaller tracts, combinations of tracts and as a whole.  The TRUSTEE will ulitmately select the BEST option for the Mazel Sullivan Family Trust and reserves the right to accept or reject any and/or all bids.

DOWN PAYMENT: A 10% down payment of the total contract purchase price will be due immediately after being declared the buyer. The down payment may be paid in the form of personal check, business check, or cashier’s check. The balance of the contract purchase price is due in cash at closing within 45 days.


ACCEPTANCE OF BID PRICES: The successful bidder will sign a purchase agreement immediately following the close of online bidding.

BUYER’S PREMIUM: A Ten percent (10%) Buyer’s Premium will be added to the final bid price to arrive at the total contract purchase price paid by the Buyer.

CLOSING: Closing shall take place 45 days after the contract has been fully executed, or as soon thereafter as applicable closing documents are completed. 

POSSESSION: Possession will be given at closing – Date of Deed.

TITLE: Seller shall execute a proper deed (General Warranty Deed) conveying the real estate to the buyer(s).  Property will be conveyed with good, clear title.  Buyer has the option to purchase TITLE INSURANCE.

REAL ESTATE TAXES AND ASSESSMENTS: The current year taxes on said Property shall be prorated to the date of closing.  There are no liens on this property and all taxes are paid current.

EASEMENTS: Sale of said property is subject to any and all easements of record. 

SURVEY: The property has been recently surveyed.  Bidders are bidding on the proposed tracts and based on the esimated acreage amounts.  The FINAL PURCHASE AMOUNT will be based on a “per acre amount” which is easily calculated from the bid amount.   Copies of the survey are available to download and review.

ZONING: Currently, the property is Agricultural / Farm.  The property is located at 5815 Green Chapel Road, FRANKLIN, TN

UTILITIES: Electricity is available.  There is no public water line on Green Chapel Road.
