Note: 6725 Oak Hill Road is used only as a reference for access.  There is a drive from Oak Hill Road to the property being sold, but this drive is only accessible by vehicle approximately half the distance.  To view this property, you will be walking.

The existing access easement has not been maintained in recent years and will require an ATV, 4x4, or boots for passage.  Travel at your own risk!

When this larger property was subdivided into smaller tracts (30+ years ago), the access road was graded and graveled and much easier to travel than it is today.

With some grading and gravel (or chert), this secluded and wooded 18 acre property will make the new owner an good location for their future barndominium, homesite or getaway cabin.

Walking Directions:  I used the app - OnX - which is free for initial use and trial.  This app provides a very good indication of the boundaries for this parcel and helps one walk the property.
I drove my UTV from Oak Hill Road, down the existing road and then up the hill leading to the property.  This hill has experienced a lot of erosion.  (See Photos)  As you top the hill, you will see a steel pipe about 16' tall (vent pipe for main water line).  Continue straight beyond this vent pipe; do not go left; do not go right.  Go straight.  You will be walking at this point.  You should be able to notice this is an old 50' easement / roadway that has overgrown.  At the bottom of this roadway (about 600' from vent pipe), you are standing in the cul-de-sac.  Straight ahead is the subject 18 acres.
PROCEDURE: The property will be sold as a whole - 18 acres
DOWN PAYMENT: A 10% down payment of the total contract purchase price will be due immediately after being declared the buyer. The down payment may be paid in the form of personal check, business check, or cashier's check. The balance of the contract purchase price is due in cash at closing within 30 days.
YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING.
ACCEPTANCE OF BID PRICES: The successful bidder will sign a purchase agreement immediately following the close of online bidding. The seller reserves the right to accept or reject the high bid amount.
BUYER'S PREMIUM: A Ten percent (10%) Buyer's Premium will be added to the final bid price to arrive at the total contract purchase price paid by the Buyer.
CLOSING: Closing shall take place 30 days after the contract has been fully executed, or as soon thereafter as applicable closing documents are completed.
POSSESSION: Possession will be given at closing - Date of Deed.
TITLE: Seller shall execute a proper deed (General Warranty Deed) conveying the real estate to the buyer(s). Property will be conveyed with good, clear title. Buyer has the option to purchase TITLE INSURANCE.
REAL ESTATE TAXES AND ASSESSMENTS: The current year taxes on said Property shall be prorated to the date of closing. There are no liens on this property and all taxes are paid current.
EASEMENTS: Sale of said property is subject to any and all easements of record.

ZONING: Currently, the property is Residential / Farm. The property is located approximately 2,200' off Oak Hill Road. This is approximately one hour west of Nashville, TN.
UTILITIES: Public Water & Electricity are available on Oak Hill Road and approximately half way to the parcel there are utilities visible and available.
