This 160 acre farm is located on Pewitt Road with 200' of frontage on 840 at the southwestern corner of the property.  The property is gently rolling as one might find in this part of middle Tennessee.  It is estimated the farm is approximately half mature hardwoods and half open pasture.
The farm has access to Pewitt Road by way of a private road, named "Green Road" on all maps.  Green Road is NOT a county-maintained road, nor public road; Green Road is a private road exclusively owned by the subject property.  Per the deed, Green Road is 20' wide and provides the legal access from Pewitt Road to the 160 acre farm.

My first visit to the farm, I drove all the open pastures in my Jeep.  I can attest to the fact this is a "drivable" farm.  Once you enter the gate, drive the tree-lined road to the old barn and home place, you are secluded.  This parcel is surrounded by very large acreage tracts.

As we drove the farm, the owner kept saying..."there is a spring in that hollow, there is another spring there, and another spring over that ridge..."  I asked just how many springs were on this farm - 7 Springs!  (Of course many of these large springs were well-used moonshine springs of the era.)  The main, large creek (with the many waterfalls shown the photos) meanders around the old barn.  The source of this large stream is - Shannon Springs.  Shannon Springs is referenced on all deeds as far back as 1900 and originates on the farm adjoining the subject 160 acre farm.

A large creek (actually a very large spring-fed creek) passes by the old barn, flowing west to east, falling over several large waterfalls before leaving the farm.  A second creek - Copperas Branch - flows through the eastern portion of this farm property.

TERMS & CONDITIONS
PROCEDURE: The property will be sold as a whole. 160.69 acres
DOWN PAYMENT: A 10% down payment of the total contract purchase price will be due immediately after being declared the buyer. The down payment may be paid in the form of personal check, business check, or cashier's check. The balance of the contract purchase price is due in cash at closing within 30 days.
YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING.
ACCEPTANCE OF BID PRICES: The successful bidder will sign a purchase agreement immediately following the close of online bidding.  Final bid amount is subject to approval by the sellers.
BUYER'S PREMIUM: A Ten percent (10%) Buyer's Premium will be added to the final bid price to arrive at the total contract purchase price paid by the Buyer.
CLOSING: Closing shall take place 30 days after the contract has been fully executed, or as soon thereafter as applicable closing documents are completed.
POSSESSION: Possession will be given at closing - Date of Deed.
TITLE: Seller shall execute a proper deed (General Warranty Deed) conveying the real estate to the buyer(s). Property will be conveyed with good, clear title. Buyer has the option to purchase TITLE INSURANCE.
REAL ESTATE TAXES AND ASSESSMENTS: The current year taxes on said Property shall be prorated to the date of closing. There are no liens on this property and all taxes are paid current.
EASEMENTS: Sale of said property is subject to any and all easements of record.
SURVEY: No new survey; sell per existing deed
