We will sell this property ONSITE, LIVE AUCTION on Wednesday, March 6th at 12:30 pm. We will also allow online bidding for those unable to attend this court-ordered auction. The bidding will be activated on February 15th, 2019 and will conclude LIVE, onsite (618 Hinson Street) on Wednesday, March 6th at 12:30 pm. We make it easy to bid! The real estate we are selling at this auction features a single-family home built in 1969, of 1,073 square feet with 2 bedrooms & 1 bathroom, and a 1-car garage. The level lot measures 150’ x 100’. The property is located less than two miles from the Lewis County Courthouse.
Easy Directions: Turn off Hwy 48 onto Smith Street and travel 1 mile to Hinson Street. Turn onto Hinson Street and travel 0.3 mile to house on the LEFT. This property is located on a paved road, just outside the corporate city limits of Hohenwald. Lewis County property taxes for 2018 were $316.01

PROCEDURE: The property will be sold as a whole. Bidding set in $500 increments. This property is being sold to settle the Estate of Margaret Bullion, per court order, Lewis County Chancery Probate docket No 2017-PR-13. High bid amount subject to court approval.
DOWN PAYMENT: A 10% down payment of the total contract purchase price will be due immediately after being declared the buyer. The down payment may be paid in the form of personal check, business check, or cashier's check. The balance of the contract purchase price is due in cash at closing within 45 days, upon approval by the Court. Earnest money will be held by Harvill & Associates, Law Firm.
ACCEPTANCE OF BID PRICES: The successful bidder will sign a purchase agreement immediately following the close of online bidding. This property will be sold subject to confirmation by the court.
BUYER'S PREMIUM: A Ten percent (10%) Buyer's Premium will be added to the final bid price to arrive at the total contract purchase price paid by the Buyer.
CLOSING: Closing shall take place 45 days after the contract has been fully executed, or as soon thereafter as applicable closing documents are completed.
POSSESSION: Possession will be given at closing - Date of Deed.
TITLE: Seller shall execute a proper deed (Special Warranty Deed) conveying the real estate to the buyer(s). Property will be conveyed with good, clear title.
REAL ESTATE TAXES AND ASSESSMENTS: The current year taxes (2019) on said Property shall be prorated to the date of closing.
