From the hilltop, the views north and northwest are quite beautiful.  Now is the best time of the year to view and purchase is much easier to appreciate the vistas as well as see deep into the woods (without folliage blocking your view).

Located directly across from Mile Marker 10 on New Highway 50, Centerville, Hickman County.  There is a new home located on the adjoining parcel with an address of 2392 Hwy 50.  The address we are using for this vacant 13.01 acre parcel is 2390 (not official address).

When you view this property for the first time from Hwy 50, you might be intimidated by the steep incline from the highway.  We suggest parking on the highway shoulder and entering the property at either boundary and hiking to the top.  From this vantage point, you will note the scenic views.

The best suggestion for a driveway may be to enter near the guardrail and follow the topography to the hilltop or just rear of the hilltop for your future dream home, weekend escape, barndominium or camp site.

Electricity is on the highway in front of this property.  There is no public water at this location and no sewer.

Looking at the property from the highway, you should be able to view a large pole post approximately 6' tall (gate post).  This is the south western boundary corner marker.  A closer view of the main photo shows this corner of the parcel.  In no way are we suggesting the level area located to the west is part of this parcel nor is it available to use for access.

PROCEDURE: The property will be sold as a whole. 13.01 acres
DOWN PAYMENT: A 10% down payment of the total contract purchase price will be due immediately after being declared the buyer. The down payment may be paid in the form of personal check, business check, or cashier's check. The balance of the contract purchase price is due in cash at closing within 30 days.
ACCEPTANCE OF BID PRICES: The successful bidder will sign a purchase agreement immediately following the close of online bidding.
BUYER'S PREMIUM: A Ten percent (10%) Buyer's Premium will be added to the final bid price to arrive at the total contract purchase price paid by the Buyer.
CLOSING: Closing shall take place 30 days after the contract has been fully executed, or as soon thereafter as applicable closing documents are completed.
POSSESSION: Possession will be given at closing - Date of Deed.
TITLE: Seller shall execute a proper deed (General Warranty Deed) conveying the real estate to the buyer(s). Property will be conveyed with good, clear title. Buyer has the option to purchase TITLE INSURANCE.
