This property has electricity in place!  There is a well that was used to supply water to the cabin.  The cabin has been empty for a few years and needs a lot of attention.
Saturday, Nov. 13th...I walked the front portion of the property and viewed the cabin and discovered the well.  Okay, most will NOT call this a cabin; it is an old camper with a side room added on and roof over it.  And some would just bury it and build a new cabin.  But the location is ideal; he picked the absolute best spot on the property for a cabin or home!  View the many photos I took Saturday (look under Gallery).  You will see photos of the "cabin" and the well.  He had built a laundry room, pump house, etc. around the well.  You will see this building in the photos.  You will also notice some trees were blown down a few years ago by a storm.  My red truck is parked in the shared drive.

The 5.29 acres has 300' of road frontage on Primm Springs Road, a very nice paved county road.  This location is exactly 4.8 miles to Hwy 100 and approximately 4.5 miles to Hwy 7 (near Natchez Trace Parkway and Maury County line).  This is a desirable area of Hickman County!

Bon Aqua Lyles Utility District has a water line on Primm Springs Road.  The end of the line is currently located at New Antioch Church of Christ, which is 4,000' away.  Remember, there is a WELL on the property and the family says the well had good water.

As stated above, the cabin is considered "rough" and in a poor condition and is actually an old camper with a roof over it and side room addition.  The location is ideal for your new cabin, barn-dominium, weekend get-away, etc.  

Existing Driveway - The existing drive is shared with the property to the right (for a few feet).  These adjoining properties were "father & son" owned originally; both agreed to share the drive.
Easement - We obtained a copy of the deed and survey today (Nov. 19th) and want to make available all information we have learned.  There is a 15' wide ingress / egress easement along the existing roadbed to a parcel of land located behind this 5.29 acre parcel.  I was informed this easement was for the purpose of running public water should a public water line be available on Primm Springs Road.  At this time, the public water line ends at the New Antioch Church of Christ, approximately 4,000' away.

The down payment may be paid in the form of personal check, business check, or cashier's check. The balance of the contract purchase price is due in cash at closing within 45 days.

ACCEPTANCE OF BID PRICES: The successful bidder will sign a purchase agreement immediately following the close of online bidding.  Estate Auction - Subject to Court Approval
BUYER'S PREMIUM: A Ten percent (10%) Buyer's Premium will be added to the final bid price to arrive at the total contract purchase price paid by the Buyer.
CLOSING: Closing shall take place 45 days after the contract has been fully executed, or as soon thereafter as applicable closing documents are completed.
POSSESSION: Possession will be given at closing - Date of Deed.
TITLE: Seller shall execute a proper deed (General Warranty Deed) conveying the real estate to the buyer(s). Property will be conveyed with good, clear title. Buyer has the option to purchase TITLE INSURANCE.
REAL ESTATE TAXES AND ASSESSMENTS: The current year taxes on said Property shall be prorated to the date of closing. There are no liens on this property and all taxes are paid current.
