When Judge Terry Larkins needed an office in Centerville, he purchased these two parcels and built this custom office on Briggs Street in 1978.  The second parcel had an older home that he kept and used for storage

At that time, the Centerville Post Office was located across the street and the Hickman County Courthouse was a half block away - easy walk to the courtroom!  The Town Square was active with businesses, offices and places to eat - again all within a short walk.  If you have visited downtown Centerville lately, you have noticed the rejuvenation of many of our historic buildings.  

These two parcels are located behind "The Local Place", previously known as Breece's Cafe in Downtown Centerville.  The brick office fronts Briggs Street (101 Briggs Street) and the second structure fronts Short Street.  We are selling BOTH parcels together.  They will be not be offered separately.

101 Briggs Street features a brick building with a metal roof.  The building was designed and custom built for Judge Larkin to be used as his professional office.  But with some remodeling, this office could become a residence (if desired).  The office measures 1,050 square feet on the main level.  There is a upstairs, finished area and partially finished area.  The upstairs is accessed by a spiral staircase.
The lot measures 70' x 52'.  The office has a stone wall between the street and the front providing a stately sidewalk approach to the front door.  There is aggregate concrete parking in the rear.
As you enter, you will find yourself in the entry / foyer area where the secretary would greet you via window.  This area has black and white tiled floor and walls with panel moulding. Once beyond this area, you are standing in the tiled hallway with the main office to the left and the business center to the right.  Hardwood floors in these rooms.
If you prefer to think of this layout in "residential terms", the living room would be to the left and kitchen, dining, den areas would be to the right.  The main level bedroom would be located in the right.  This area was the conference room & library for the law office.  There is a half bath of the business center room, with a 3/4 bath located in the rear of the building.  Note in the photos a spiral staircase leading upstairs to a 20' long by 10' wide room.  There are storage areas located beyond each end of this upper room.
The ceilings downstairs are 9' and there is a wood-burning fireplace in the living room.

Short Street features a 1930 cottage.  This cottage is cute, quaint, cozy...all adjectives describing..... a small house.  The size is 675 square feet.  The attorney used the house as file storage.  Okay, the little house is not a huge Victorian mansion.  You are aware that Tiny Homes are the rage now, right?!  Well here ya go!  A 1930's "Tiny House" before Tiny Homes were the trend.

I was impressed to find the original narrow oak flooring in the original house as well as pine planks on the walls and ceilings!  The ceilings are 9' tall.  There are 3 rooms to the main house - Living Room (15'x9.5'), Bedroom (12'x11') and Back Room (12'x8').
It is safe to assume an owner many decades ago added a full bathroom and new kitchen onto the original house.  The original structure is truly a "GEM" and waiting for a new owner with vision to take advantage of the architectural qualities.

Terms: 10% Down with the Balance due at the closing.
PROCEDURE: The two separate parcels will be sold together
DOWN PAYMENT: A 10% down payment of the total contract purchase price will be due immediately after being declared the buyer. The down payment may be paid in the form of personal check, business check, or cashier's check. The balance of the contract purchase price is due in cash at closing within 30 days.
ACCEPTANCE OF BID PRICES: The successful bidder will sign a purchase agreement immediately following the close of online bidding.
BUYER'S PREMIUM: A Ten percent (10%) Buyer's Premium will be added to the final bid price to arrive at the total contract purchase price paid by the Buyer.
CLOSING: Closing shall take place 30 days after the contract has been fully executed, or as soon thereafter as applicable closing documents are completed.
POSSESSION: Possession will be given at closing - Date of Deed.
TITLE: Seller shall execute a proper deed (General Warranty Deed) conveying the real estate to the buyer(s). Property will be conveyed with good, clear title. Buyer has the option to purchase TITLE INSURANCE.
REAL ESTATE TAXES AND ASSESSMENTS: The current year taxes on said Property shall be prorated to the date of closing. There are no liens on this property and all taxes are paid current.

SURVEY: No new survey; property will sell and transfer per existing deed.
