Complete liquidation of the farm, farm equipment, vehicles, tools, household, etc.  This 101 acre farm is one of the best cattle farms in the area!  The land is absolutely gorgeous and the location speaks for itself!

Because so many have requested, we are opening the bidding on the 101 acre farm as a whole.  

This farm has road frontage on both sides of Frazier Cemetery Road, the north side and south side for several hundred feet (exact measurements coming soon).  The farm is located approximately a half mile west of S. Bear Creek Road at the end Frazier Cemetery Road.

The farm is gently rolling to level in many areas.  Although Frazier Cemetery Road officially ends at the house on the farm, the "old" Frazier Cemetery Road continues through the farm for over 1,600'.  The potential for future development is definitely a possibility for the new owner!

Of the 101 acres, it is estimated that
20 acres - rotation; 80 acres - pasture; 1 acre around home & barn
The house was built in 1967 and features 1,456 square feet on the main level with a full, unfinished basement.

During the LIVE Auction on Saturday, May 1st, we will offer the farm in 3 tracts:
#1 - 47 acres / House, Barn, Garage and land north of Frazier Cemetery Road
#2 - 36 acres / Land west of the old Frazier Cemetery Road
#3 - 16 acres / Land to the south of Frazier Cemetery Road.  There is a large spring on this tract.

After we have obtained a "high bid" on each of the tracts listed above, we will offer the entire 101 farm as a whole.
Many interested parties from all over the country ask if they can bid over the phone during the live auction.  We honestly do not have enough phones nor brokers to accommodate all the requests.
We will allow one phone bidder, the winner of the online bidding.  The online bidding for the entire 101 farm will be allowed to bid over the phone during the live auction on Saturday.  If you cannot be present during the live auction and want to bid on the entire farm, this is your opportunity.

PROCEDURE: The property will be offered in 3 tracts and then in combinations of those tracts.  The estate can select the best and most efficient manner of selling the farm.
DOWN PAYMENT: A 10% down payment of the total contract purchase price will be due immediately after being declared the buyer. The down payment may be paid in the form of personal check, business check, or cashier's check. The balance of the contract purchase price is due in cash at closing within 30 days.
YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING.
ACCEPTANCE OF BID PRICES: The successful bidder will sign a purchase agreement immediately following the close of online bidding.
BUYER'S PREMIUM: A Ten percent (10%) Buyer's Premium will be added to the final bid price to arrive at the total contract purchase price paid by the Buyer.
CLOSING: Closing shall take place 30 days after the contract has been fully executed, or as soon thereafter as applicable closing documents are completed.
POSSESSION: Possession will be given at closing - Date of Deed.
TITLE: Seller shall execute a proper deed (General Warranty Deed) conveying the real estate to the buyer(s). Property will be conveyed with good, clear title. Buyer has the option to purchase TITLE INSURANCE.
REAL ESTATE TAXES AND ASSESSMENTS: The current year taxes on said Property shall be prorated to the date of closing. There are no liens on this property and all taxes are paid current.
EASEMENTS: Sale of said property is subject to any and all easements of record.
SURVEY: No new survey if sold as a WHOLE; the property will sell and transfer per existing deed.  If sold in tracts, a new survey will be required and the cost of the new survey will be divided equally between buyers and sellers.
AGENCY: Hudgins Auctions and its representatives are Exclusive Agents of the Seller.
ZONING: Currently, the property is AGRICULTURAL / RESIDENTIAL. The property is located approximately 5 miles to Interstate 40, Dickson exit.
UTILITIES: Public Water & Electricity are available.
LEAD-BASED PAINT DISCLOSURE: Seller has no knowledge, records, or reports of lead-based paint and/or lead-based paint hazards in the house. Buyer has received a 10-day opportunity (unless the parties mutually agreed upon a different period of time) before becoming obligated under the contract to purchase the housing to conduct a risk assessment or inspection for the presence of lead-based paint hazards. Upon signing the Purchase Agreement, Buyer waives the opportunity to conduct a risk assessment or inspection for the presence of lead-based paint and/or lead-based paint hazards.
