Big Spring Creek is a large creek tributary to Piney River and very nice small stream.  Look at the photos of the creek just below the cabin underneath the huge bolders - ideal private & secluded swimming hole!

This property is located less than a mile (3/4) from the highly desirable Piney River in Hickman County.

There is a house on the property, but currently not in a livable condition.  Might be an excellent candidate for a "Fixer Upper".  The house was built "high" on the banks of Big Spring Creek with concrete steps on the creek bank leading down and into the creek.  The house is actually elevated for the occasional high-water creek flood.  The house has not been lived in for several years (5+ years) and is in need of a LOT of attention.  NOTICE: There is evidence of termite activity underneath the structure.  There is visible termite damage.  We are focused on selling the LAND.

PROPERTY TOUR: Friday, August 7th - I have driven over most of the property on my UTV by means of the existing road beds and trails.  The property is not flat, but definitely has many flat areas that present many opportunities.  From the paved road, travel through the "Happy Hollow" entrance and down to the creek.  There is a large flat area along the creek.  The house is on the creek bank to the right.  Cross the creek and you will find another long flat area that has an old road bed leading up to another level area.  You will notice the remains of an old barn.  There are trails leading in several directions.  There are some of the most scenic bluffs overlooking the creek along the shelf / ledge with beautiful creek views, safely above flood zone.
Follow the main road bed up to the highest level of the property and find several acres of woods that are mostly level.  The topographical map shows this area to be 10-15 acres of mostly level terrain.  The transmission line is the western boundary.  The large creek is most of the northern boundary.
If you are considering a hunting / recreational property, this tract offers many of the features you would expect and desire in such a property.  If you are mostly interested in a private, secluded "get-away" with a very nice freshwater creek / small stream running through it, THIS IS THE DREAM PROPERTY!

Take a look at a topographical map and you will see the high point at 693' elevation providing a large mostly level area from the western boundary to the eastern boundary lines.

PROCEDURE: The property will be sold as a whole.  Tax records indicate a total 70.5 acres in this parcel
DOWN PAYMENT: A 10% down payment of the total contract purchase price will be due immediately after being declared the buyer. The down payment may be paid in the form of personal check, business check, or cashier's check. The balance of the contract purchase price is due in cash at closing within 30 days.
ACCEPTANCE OF BID PRICES: The successful bidder will sign a purchase agreement immediately following the close of online bidding.  This is an estate auction; sellers reserve the right to accept or reject the high bid.
BUYER'S PREMIUM: A Ten percent (10%) Buyer's Premium will be added to the final bid price to arrive at the total contract purchase price paid by the Buyer.
CLOSING: Closing shall take place 30 days after the contract has been fully executed, or as soon thereafter as applicable closing documents are completed.
